Go 2 UR nearest Citizens Advice Bureau & C what they say.

Understand the market locally. Why do people come to the area?
Tourist attractions
Business parks
Large companies with staff or reps selling to them
Hospitals where people travel to visit
Community events
festivals
Clubs/ associations
Christmas parties
Weddings
The list is endless. You need to look at all possible reasons for people wanting to stay overnight in the area then market to them through those common areas/interests. |

If your in the right location that offers certain winter activities yes,
I live nr. Dartmoor I don't own a B+B but I know people who do.
You need to be near activities like Horse riding, Good walking areas, Well know Fishing spots, Rivers for canoeing, etc... You can then advertise to a specialised market If you provide a good service you will soon build up return trade year on year.

It depends on the location but you could have an alliance with local businesses, so that if someone visits there factory say then they could stay at yours for a discounted rate. After all business travellers need accommodation all year round and if you make it effortless for them to chose your b & b then they won't look else where. |

Just keep in mind what types of "toouristy" attractions are available in the "off" season. If there isn't a lot to do - you may have to do things such as join forces with local shops and such to offer discounts for shopping in their spots. Typically in the off season accomodations offer a lower cost of renting out anyways so seek advice from other local B & B's to see how much they lower their prices too (or just do a search on the internet) |

I think it depends on the town you would be starting in. If there are things for the people to do in the off season, you should have a better chance of that. |

You can do this to help ease the financial burder or roadblocks to come, but be vey selective of whom you rent to. Also, clearly explain to them the situation, and offer a month by month lease rather than yearly. Be very careful of whom you let stay there, as they will no doubt be in contact with you and your future guests on a daily basis. |

i imagine that this type of business is popular in a town or beach side with tourists attractions. I would think about possible ways to gather customers in the winter months. Such as maybe theme nights - like on halloween - a haunted house perhaps theme. |

You can only rely on all year round business if where you are has something to offer ALL YEAR ROUND . You might have foreign
students learning English in the autumn or winter you will have to
make your enquiries locally before you buy ! |

depends where it is located, if it is near to town then yes, many kids leave home and find a job but can't afford their own flat, or if it is close to a uni then uni students will let it most of the year. good luck with your venture |
