do not empty out the rooms, just put away family pictures or personal items. this way, people can see themselves living there. this really does help. to make the rooms appear larger, put up mirrors. clean clean clean and try to fix any problems with the house. |

Keep it clean, keep all the lights on, the blinds/windows open, buy some bright-colored potted flowers and place them around to make it look colorful. Basically, make it bright, airy, and clean-smelling. Bonus: bake cookies and have them out during a show. |

Find a realtor where you live. They can help with most problems.
Many times a house will sell if it is in good condition and the price is right. If the home is a little outdated it should still sell if the property is in a good location. Location means a lot more than condition sometimes. A house in a not so good area needs to be in good condition. Check with your realtor and get a CMA done to decide what to price it for. |

Don't forget the exterior - does your house have curb appeal?
Eliminate (pack away and store off-site) anything that is knick-knacky, cluttered, family oriented (pictures). Buyers need to see their stuff in that space...so give them a clear vision.
If you have any vibrant, wild, or overly dramatic colors on your walls, prime and paint in neutrals. Nothing kills a deal faster than buyer imagining all the work they have to do once they move in. |

Start by packing up all personal items such as pictures, toys, any extras that you can live without until you move into your new home. [The goal is to de-clutter.] Do an assessment of each room in the home, take note of any areas that need extra touch ups/cleaning. i.e. carpets may need to be cleaned or replaced, walls may need a fresh coat of paint. Evaluate each room; you want it to look as clean and as neat as possible. Finally, make sure that each room is staged according to it's intended purpose. Ex: if there is a formal dining room, set it up as such. DO NOT use this room as a study or lounge, etc. Also, uhm curb appeal is of utmost importance. This will be the first impression of your home so make sure the yard is neat, grass is cut and trimmed, there is no trash or debris, and that the colors on the exterior of the home are in good shape. |
