I second the pumpkin farm. We have a pumpkin farm near here that is literally in the middle of nowhere, on a road that might see one car pass every 10 minutes or so during regular days. But when the farm opens in the fall people drive 2 or more hours up from the 'big city' just to shop there. They grow huge pumpkins that sell for 60+ dollars all the way down to 3.00 pie grade pumpkins. They also sell hay rides, corn stalks, fall decorations and they have a store where things like homemade apple butter, apple pies, etc are sold as well as the regular carnival fare like carmel apples, popcorn etc. These people are only open 8 weeks out of the year and I know for a fact that they are very well off! You could start a Christmas Tree Farm, Or a Pumpkin patch and have a big festival during the holiday. You can also grow sweet corn to sell at the farmers market. Or you can turn the land into hay ground and rent it out to a local farmer that may need an extra 20 acres of hay.
The possibilities are limitless.. |

I know this will sound strange, but you could start what they call a "Green Cemetery". This is a cemetery where people who are cremated can be buried in a natural setting. There are less than 30 of them in this country, but I can see where they could become very popular. |

It depends on what type of land it is, of course.
If you can use a bit of it for growing your own food, you'll always have fresh food that you know is not genetically engineered. And you can grow crops, especially organic vegetables and fruits. Supermarkets have learned that local produce sells better than stuff brought in from elsewhere, both because people want to support their neighboring farmers and because the food is fresher - not to mention that we've had too many health scares over vegetables brought in from Mexico and other countries.
Besides crop fields, you can have orchards. Providing ripe fruit is good, because people are sick of eating tasteless fruit pulled off the tree before it finished growing.
Or you could grow corn and other biofuels. Alternatively, since biofuel growing has created a shortage of rice, if your land is wet, you could grow that.
Or grow cotton or hemp, or fast-growing woods.
Or take the long-term view and grow some hardwoods. Maybe you can get a government grant or subsidy to regrow hardwood forests.
Or have animals, maybe the traditional cattle herd or maybe bison or llamas.
If your land has water on it, you could build a power plant. Or windmills. Or a solar collector power plant.
How about a cell phone tower?
If you own desert land, well, solar power cells require silicon to operate, and that (and glass) come from sand, so you could sell that.
What's below the surface? Oil? Granite? Salt? Gemstones? Mining might be an option.
If you don't want to work the land itself, you might be able to develop it as a camping area, a summer camp, a retreat/resort, a dude ranch, a country crafts center.
Build an apartment building on it - rural areas are always short on apartments, yet the trend is that there are more single people and couples and fewer families. These people often need rentals rather than wanting to buy houses or condos.

You could do some farming. If you grow your own food you'd have food, and shelter together in the same place. How much more do you really need? If you grow a surplus, you can open up a farm stand. If there are other farms in the area, you could try keeping beehives. you can make some good money on renting them out to farmers to pollinate their crops. |

If you have barns on this property or something, you can get old barn wood or make a little crafts store. My mom loves to make our house like the country homes. They are really cute. You could also (if you like horses or farm animals) start a petting zoo/horse riding lessons. You could build houses on it and rent them out to people... and etc..

Depends on where it is. Look up small time agriculture crops; a vineyard comes to mind if you are in the right climate. A horse stable might be another ag idea. Or depending on location, have a campground or small trailer park. |

Depending on your proximity to the city and your state laws you could start a large-scale paint-gun outfit. Those places always suck, because they are so structured, but if you could work out a way to have a full-day, strategy based campaign and still bring it in under a reasonable price then you could really clean up.
Truck parking and storage and distribution is always good in rural areas, but if it's too rural you will have a lot of guys doing it and not a lot of trucks.
Split it up into small lots (you can do this even if the council won't let you by keeping them under one title and selling off leases to that title) and set up eco cabins. The price will be down on regular small parcel lots but what the hell you can build them on land that you can;t split up anyway.
