If it has rolling terrain and tree's, you could open a paintball field.
I guy a couple miles from me, did that with the 17 acres he had.
His place doesn't do much during the week, but he's busy on the weekends. It must do OK, because he's had it opened for almost three years now.
He put up a couple pole barns, some port a pottys, also basic water and electric services. He sells paintball accessory's, safety gear and books about paintball.
In the fall he does tournaments, my nephew went to one last year. He shelled out about $60.00, for his day as a weekend warrior. |

Check out books on raising your own healthful crops. This would be a plus for you; learn how to can your own veggies for the winter and give away/sell a few. Take your time in learning before you do anything. Growing 'nopales' [cactus] is a health benefit. That you can checkout on the web...they are easy to grow, little water. You 'could' rent out small plots for others to grow for a little $ and you'd pay the water. We have community gardens for that. Brainstorm other ideas!

If you have any interest in farming, that could be a good way to put your land to use. I don't mean boring old corn & soybean farming either. There are all sorts of interesting farm businesses. For instance, a pumpkin patch, a petting zoo, a christmas tree farm, pick-your-own fruit orchard.
If you have any interest in birds or livestock, chickens (for meat or eggs) are a lot of fun and pretty simple. Thanksgiving turkeys could be a good business too. I don't know much about sheep or goats, but they could present a business opportunity. It's said that sheeps milk makes the best cheese because it's thicker than cow's milk. So, a dairy operation could be an idea too.
Also, there are all sorts of agri-tourism things going on now such as farm tours for schools/organizations, corn mazes, topiary gardens, etc.
And last but not least, a simple roadside stand market garden. Depending on your interests, you could sell seasonal produce, jams, flowers, started plants or even specialty stuff like garlic and cilantro. If you don't want people coming out to your property, you may be able to sell to grocery stores.
I'd recommend the book "You Can Farm" by Joel Salatin. His family runs a little farm with all sorts of operations going on. He encourages others to do the same and includes a lot of good ideas in his book. |

Wow, a lot of opportunities. You could turn part of it into a campground. Have a horse farm. Around here we have Horse Ranches that also do "Horse Camp" people pay lots of money to go to them and send their kids to go. We also have Pumpkin Patches and Christmas Tree Farms some even do both. You could do a greenhouse and sell plants/flowers. Build a wedding chapel and hall that could be used for weddings, business conferences, etc. Think of what you like the most as a hobby or a job that would excite you and make it a reality. GOATS!! I love goats! They are easy to handle (not like cows or horses.) And they are so cute. The babies are so much fun! Then the adults, you can milk them and then make cheese or fudge. You can sell them. Some people actually eat them - horrendous! There are large breeds and miniatures. Only thing, make sure you have the proper fence. The kids love to explore and can pop in and out of wrong fence!
Also, I always thought it would be fairly easy to start a campground. What about a track of some kind, motorcycles or bmx? Maybe paintball. |
