I am alittle suprised at your request about finding something you do not want to invest in to get started. I don't believe a realesate license is free or a mortgage brokers license is free or even the training in the field is free. I have always found you get what you pay for.

The key to a business is to find a need and fill it. Your affilation with the mortgage industry means you have established contacts with a list of people who already know you. What products or services can you provide to these people who have bought homes? One thought is selling programmable thermostats. If you can install them, that's even better. You should be able to get a discount for volume purchases and make $10+ per sale for the 10 minutes it takes to install or hire someone to install and make a few bucks off the sale of the thermostats. What about selling the benefits of "green" products like recycled paper products or safe cleaning products? It doesn't have to be one thing or another. Make yourself the go to person for whatever you decide on. Get a legitimate business going in which you take tax credits as well as making profits. Write articles for publications and distribute the information to potential customers giving your contact information. You could build a database of reputable handymen for the neighborhood and charge them for the business you send their way... $5 or $10 commission will surely add up just for teaming homeowners with responsible plumbers, painters, lawn services, etc. You are going to have to invest a few bucks into a business venture (ie business license) but those expenses are tax deductible. What do your customers need? When you find the need and fill it you can also fill your wallet. Why make other people rich??? Use your skills, experiences, hobbies, and contacts to make a great business out of a good idea. Brand yourself in whatever you do. Don't wait for your ship to come in ... swim out to meet it.

If you're looking for a work from home job, start by going to job posting sites, such as Monster or HotJobs. Then, search through the type(s) of job you're looking for using the keyword "telecommuting". That will bring up the jobs you have available to you.

If you're just looking for a way to supplement your income without paying start-up fees, there are home businesses out there that are free to join, like the one that I'm involved in. A Google search will find you a bunch of different businesses that there are and the one that I'm involved in is in my profile.

Just find something cheap and make cheap money untill you can afford something that cost more.

The biggest problem with a home based job is exactly what it says it is a job, but is more likely to be low paid and with no certainty of continuous employment, with those uncertainties and the tax disadvantages I could never recommend a home based job.

If however you wish to create an income from home, then a home based business is ideal. The biggest advantages are working hours that you can set to suit yourself, the opportunity to leverage time through the efforts of others, and significant tax advantages.

There are hundreds of possible businesses, but a business requires some capital to start up so I would recommend looking for one that requires less than $500 to start, but remember it is your business and it will only be successful if you are prepared to put some amount of continuous effort into it. It will take some time to build and get an income flowing, so I would study all opportunities very closely and see if your choice has any bonus schemes which can act as cash flow as the main income stream grows.

With most businesses it will take 2-4 weeks before the first income may be received, but that is normal, in fact most home based jobs will only pay monthly. But with a business the income should increase quickly as the weeks progress, in fact it is possible to be earning a significant extra income within 6 months and be financially free in 2-4 years.
