I live in South Mississippi on the Gulf Coast (Biloxi), Im interested in starting a business. Im not sure what kind of business I want to start. My area is made up of Semi-City/Rural Suburbia & Deep Rural rooting with Casinos & Tourism.
Population is made up:
71% Whites
19% African American
0% Native American
5% Asian
5% Other/Mixed
0% Hispanic/Latino (An extreme influx of Hispanics in a short time has made this data Null or Unkown.)

I don't know exactly what location your looking at, but I would keep it simple.
Something USEFUL.
Say it's beach front, I would go with a surf rental place. Santa Cruz out here has a few of them. Rent everything from long board to boogies.
Metro business I'd go with the coffee shop with WiFi.
Ice Cream is always a treat no matter WHERE you are.
That sort of thing. Something people will NEED. or just WANT.
