I don't know what kind of environment you live in - city, country, suburban...
With the pull for people to eat better and take better care of themselves and a lot of people are looking for a more sustainable way to take care of the earth, what about taking at least a part of your acreage and creating a shared farm. Till up the land and allow people to come in and farm the land for their own food. You collect rents, you can hold farmers markets, you can have craft fairs, it would be a draw and a continual source of income on many fronts. You could continue to brainstorm different ideas, but a unique idea like this would also bring in the local press, which would get you free initial marketing as well.
Just another outdoor storage building is... well, just that. This is unique. And if it doesn't work, you have bare land and you can always try something else! |

A christmas tree farm? Have a little store on the lot where you seel ormanments and candy and things like that. People go crazy for those little trinkits lol. If that's not your style the storage unit sounds like a good plan or maybe some sort of franchise |

knowing what you are going to do with it may play a part in the rezoning. if the neighbors do not find the business desirable in their area they may not approve it. The business must be run past the city council and the community may have a say in what may or may not be placed there once the property is zoned commercial. they may not be a problem because the area will be so large. but you never know.. so you must have an idea in mind and find out from the planning commission in your area what the procedures are. good luck |

I like Katydid's idea
It's unique and feasible
Four acres is not enough land for cattle as it takes about 1 acre per cow to sustain them unless you plan to feed them with commercial feed only and that is not cost effective
It also is not much land to farm for commercial purposes and farming is not easy work unless you plan to hire out all the labor
Again not cost effective
But as a commune of sorts all you would have to do is fence the property disc it and rent out keys or key codes that allow access to small plots for the urbanites who want to get back in touch with nature
You could also have a small store selling seeds and supplements
It would also probably be easier to get it zoned for ag purposes |

turn it into a small dirt track for people with 4-wheelers to come out and just tear it up. i wouldnt make it open to the public, id keep it for myself and my friends. ramps and mud and dirt would be freakin sweet |

Personally, I'd develop it into a mini forest preserve for bird watchers, pic-nicers, hikers and other outdoor enthusiasts. Make it a private reserve that requires membership for entry. That way I am helping the local eco-system and turning a small profit. - - - - Obviously, I'd not rezone it business unless i was required to. |
