95% of the time - Business owner, especially if they had it installed after lease signing. Landlord is only responsible for the property it is attached to, unless he/she was the one who installed it prior to lease acquirement.
Read the contracts carefully! |

The landlord is only responsible for what he agreed to in the lease. If he agreed to provide you with a security system, he is obliged to have one installed and ensure it's in good working order. If it's not in the lease and you want it...it's your responsibility.
I work in building facilities, we recently sectioned off our building for a new tenant to have seperate access. As we already had a security system in place, we were prepared to 'share' our system with them. They elected to have their own installed for more control and because they have different security needs. This...along with every other term and condition was discussed and put in to writing before they took occupancy. |

I have always installed my own. Check your lease. Unless there is some statute in your state, the landlord is only required to supply "sustainable" utilities for living, such as heating system but not the fuel, running water and plumbing for it, smoke and CO2 detectors and sewage disposal. Security systems are not on the list. |

If its part of the building itself, that was there when the current tennant moved in - then its the landlord.
e.g. Alarms, Security Doors
If its something that the landlord bought, of the back of a request from the tennant - its the landlord.
If the tennant bought the device and had it installed him/herself, without going through the landlord - then the tennant is responsible. |

It depends on lease terms. Normally a landlord is responsible for main building security for a group of small businesses and the businesses are responsible for their own area. A business with exterior access is normally responsible for that access, too. |

you have to ask the landlord first, that you want to put it in; send it in writing.
He may object to locations of holes in his property if you plan to do too much. |

The landlord would be responsible fro making sure the door is operable and that the basic lock and deadbolt works, but if you want any extra, more robust security then that would be the business responsibility. Commercial leases are different than residential in some respects, in that the business may be responsible for renovating the premises to suit its particular needs. Security and alarm systems are just one aspect of this. The business may even be responsible for fixing the roof if it leaks. Depends on the lease terms. |

It depends on what security device you mean. If you mean standard locks on doors, the landlord is responsible. If you are referring to an alarm system of sorts, then its up to the business owner :)
