You may deduct mortgage interest (not mortgage principal) ONLY if the mortgaged property has been used to earn (a) rental income, or (b) business income, AND, the rental or business activity has a reasonable expectation of profit. For example, if your rental property has monthly $500 mortgage interest expense, but u rent the property out to your relative or very dear friend for $450 monthly (either because of your close relationship or because u hope for capital gain from your property), your attempt to deduct the $500 interest may be denied by the CRA. |

Hey, this is some sort of record. We;re used to Americans coming into this forum and answering with answers that apply only to the US, but in this case we got 4 or 5 out of 7 that were wrong.
The correct answer is NO, in Canada you may not deduct mortgage interest, unless that money was borrowed specifically to earn income (and not a capital gain, it must be regular income), OR you may deduct a portion of the interest only for that portion of the home exclusively used for a business. |
