Does it cost more to have your taxes taken out with your mortgage?
When I pay my mortgage all of my state and school taxes are included in the monthly payment I make. A friend told me that you save a bunch of money if you pay the taxes separately. I think he's full of ****, but what do you think??

Your lender may require you to have an impound account with part of your monthly payment being collected to pay property taxes and insurance. This amount will be adjusted annually to reflect changes in tax and insurance premium rates. You are charged the same either way.

If you pay it yourself, you can get interest on the money. But the lender should not charge you for making your payments for you.

Your friend is wrong.

The only difference would be the opportunity cost of not having the money to invest monthly.

Remember, when getting tax advice from friends, they are normally wrong over 90% of the time.

Lenders don't charge a fee for having an escrow account for taxes and/or insurance. Most lenders require it, so they know that those bills will get paid. Your friend is wrong.

roderick_young
In this environment of low interest, and investments in the stock market actually losing money, it might actually be to your advantage to pay taxes in advance like that.

If you're very disciplined, you could make a little interest by setting the money aside yourself, and putting it in a safe account, but that would be very little.

If you're the type that would spend the money if you see it in your account, then this would be bad, because then you would take a big hit at the end of the year.

It does not save any money - its exactly the same. However it does help with budgeting. That money is paid monthly so when tax time comes due(which in my area is Jan 1) you are not scrounging around for money . . . expecially right after Christmas

Liz
we pay our land taxes and home owners insurance through our mortgage company,it is a load of my mind to not have to worry about getting the payments in on time.Your friend is wrong.

If you put the money in a savings account every month instead of lending it interest-free to the mortgage company, you come out ahead by the amount of the interest.

Of course you can't spend all the tax money and then come up short at the end of the year.
