You would have to have the house put in one of their names. It would have to be done several years before you need the care home so they could prove you did it to get out of paying the charges. |

Best bet is to transfer ownership to them (if you can trust them). But remember, you have to do it at least 2 years before entering an assisted care facility.
Reverse mortgage will work, only they would have to pay any amount owing in the lien if they sell the house. |

If you put the house in anyone else's name, unless you want it to revert back into the estate for IHT or Council care provisions, you will have to pay them an economic rent, on which they will pay tax. Also, if you fall out with them, or the new owner gets a divorce, you could lose your home.
See a financial adviser about inheritance tax planning, or a solicitor about putting the house into a Trust. |

If you gift the house to your children, you have to stay out of the home for 7 years, otherwise the council can seize it back! Selling for a nominal fee doesnt work either, as the council can assume the marketable value! |

The local authority will want your house to pay for the home fees.....unless you have a spouse living there or a child who is aged 65 or over
If you get rid of your house they will investigate whether you did in order to avoid the care home fees....anything you give away make sure you do it 7 years or more in advance becuase it would be difficult for them prove the longer the gap |
