My father passed away in 2006. He didn't pay his taxes from 2003 - 2006 and owes and estimated $30,000. I own the land right now and my mother who is still alive is in a nursing home. My mother does not have the finances to pay for the taxes and she didn't file her taxes from 2003 - 2006 either. This has put me in a bind because the tax problems were not know when I took over the house. In addition, I have put $50,000 to improve the house and am afraid to lose the house. What the heck do I do? It really stinks that I have to pay for their taxes. |

Call them and they will work out a monthly payment that will allow you to keep everything. If you wait to long they can come after you and the house. |

I'm a complete noob at this, but you might contact a tax attorney and seek professional advice. There may be some kind of loophole or allowance.
Also, depending on how much property there is, you may be able to sell a portion of it to cover the taxes, and keep the rest. |

Be very happy that you had parents that were able to leave you something. Thirty thousand is nothing to pay for a house and land even with the upgrades you did. At least you dont have to pay for a 250,000 Home. Count your blessing and just pay the money. Tax people will work out a plan. Why didnt you just take the 50,000 and pay the taxes. You can always fix the place up as you get the money. Get a home Equity Loan and pay the taxes. |

If you can't borrow the money, or otherwise pay the taxes, you may have to sell the property to cover it. There must be a way to sell it and have some of the proceeds go toward the back taxes. |

Work out a payment schedule with the County Tax Assessor-they would rather have regular payments than the foreclosure process. They may let you take as many as five years to pay off the back taxes. Remember, at the same time you must pay current taxes. |
