To cut to the quick - yes, you have to because the main criteria for exclusion of the gain from the sale is that it is that it is a principle residence that you lived in for 2 of the last 5 yrs, (There is also a proration that can be done to exclude a portion of the gain if you didn't own the house that long, but the time-ratio you would have had to have used it as a primary residence is similar.)

Since you are now on house 4, I get the impression you are buying, then flipping houses and this is why you rent something to actually live in. If this is the case, it is business activity.

Yes of course you should pay capital gains taxes.

The only time you don't is when you sell your primary residence, for which you get to ignore $250,000 in capital gains (the rules being that you have to own the residence, it has to be your primary residence, and have used it for 2 years or more during the five-year period ending on the date of the sale or exchange of the house). This $250,000 amount doubles to $500,000 if you're married and your spouse meets the same 2 year use requirement.

The harsh reality is, yes! If you breath one too many times a day im sure they tax you on that too so be carefull!

If you buy a home and live in it for at least 2 years you are safe for up to 250,000. I you sell without living in the home for at least 2 years your capital gain would be selling price minus your cost. All of which needs to be reported to the IRS on Sch D.
