You would only get back the taxes you pay on the money you donate to charity. Currently about 28% of what you give away.

you have to get a non profit exemption, form 1023 or 1026 to start a charity and doing so does not guarantee you money back
real estate investment is not always a loss, you may be holding the investment for a long time before you can sell it and make any money on it

I have a hard time believing what you say. If you paid $30,000 in taxes each year, you would be making $3,000 to $4,000 per week and you would describe things differently. You also would already know the answer to your questions. You would describe "investment real estate" as a house, condo, office building, industrial building, etc. You would also know that forming a charity will not save you taxes, because IRS looks at each and every charity for any payments made. You also can't assign to the charity wages, business income or any other personal income. Every week I get an email publication from IRS that often shows fines and jail time related to frauds committed by people running charities.

Get with a professional tax advisor on the details. Investment real estate is now depreciated on a rather lengthy schedule, and you may want to consider how much income you can shift to capital gains at a lower rate.
