depends on how and when you got them. if one was inherited then inheritance tax applies. if you lived in both index linking applies. better to get expert advice it can be complicated. i sold a house while owning another and no tax was due i also will inherit a house so have looked into it. |

If you live in one and it is your main residence then that will not attract Capitol Gains. You should pay Capitol Gains on the other one but only on the amount above the original purchase price, even than you can offset any cost of repairs and improvements together with legitimate expenses relating to this property.
Should you live in neither then you will be liable for tax on both, again with the above deduction being applied.
Because the tax is 40% it would be worth while paying for the advise of a Property Tax Account. A couple of hundred pounds could save you thousands.

It all depends. If both houses were used by you as your homes or residences then you could have made an election within 2 years of using the both homes to elect which one would be your PPR. This affords you preferential terms when it comes to selling either of the properties as any property that has been your PPR at any time first of all is exempt for the period of being your PPR, then the last 36 months gain is also exempt and if you ever let it out you could claim lettings relief up to a sum of £40,000 by way of further exemption from CGT. Clearly you can tax plan pretty well with this sort of thing and you do need to see a tax specialist long before you actually get round to selling and putting them on the market. Remember you would have other reliefs potentially available e.g. NonBusiness asset taper relief and your annual CG exemption limit of £9,200.
You could if you were able and the circumstances were right save yourself a good bit of money.
Also depending on what Alistair Darling says later this week it could be an advantage to sell after 5th April 2008 in any case. |

you are liable for capital gains if the ones you sell are not your principal residence.
Not sure about the UK, but here in Canada you are exempt ONE TIME in your life from capital gains, so if that works for you, go for it, but if you plan on doing something else later in life I would suggest you wait. (of course that is if you even have that there) |
