We bought our mobile home 2 years ago and it sits in a mobile home park here in TN. We were required to pay 185 a month lot rent, plus whatever our water bill is. Now today I got a letter stating as of Dec. 1st, 2008 we had to pay 191 dollars in taxes because they will no longer be held liable for the taxes. So now we will be paying 180(giving a 5 dollar reduction on lot rent) a month plus 191 a year in taxes. I've always thought that if your mobile home sits in a park that your lot rent and taxes were included together?? Additional Details When we first moved to the mobile home park they told us that the 185 dollars a month included our lot rent, and taxes. Now they are saying we have to pay 180 a month and 191 a year in taxes, that's all the paper says. |

well i live in a mobile home park and i pay a tax on my trailer..and pay a lot rent and i figure that my lot rent would pay into land tax that the owners would have to pay.along with my lot rent water and trash is included.i think you are being ripped off.how can the owners of that land not pay the taxes.i actually have a title to my home and the taxes on that is like 24.00 a year.i would check with your town to see if they can charge you for the land you do not own. |

The mobile home park would be liable for the taxes on the land, since they own it - so yes, they're paying the tax on the lot. If you own the mobile home, you would normally be responsible for that. |

Can't be sure, but it sounds like the park is transferring to renters their share of the annual property taxes. . . . .if they gave you adequate advance notice they can change the terms of your lot rent. . . .very common with commercial real estate, not very common with residential |

What does your LEASE say? That is the governing document. While it is unusual for a tenant to pay real estate taxes, it's not impossible. If you don't have a lease, or if the original lease has expired, then the landlord can change the terms at any time with 30 days notice.
Some states have more restrictive limits on what a landlord can do with the terms on a mobile home lot. Check with a local attorney to see what the law is in your state. |
