Is it customary to NOT receive a receipt of services at H&R Block? Our prep cost $469!?
We became reluctant landlords last year when we couldn't sell our house. I am self-employed (made less than $10,000) and we moved to a new state. We decided to have a professional do our taxes, to make sure we were doing everything correctly. I was shocked when the price of the preparation came up. And then when I asked for an itemized receipt, they said they don't provide those. Can I demand one? Also, I found that the preparer did not enter our management fee costs and renter acquisition fee, which totaled $520 for last year. (We barely got the renter for our home in November.) When I called to talk to the Block about it, they said it would not affect my return. Is that correct? We are receiving all taxes back, since we took a $10,000 loss on our property. Would this not give us even a little bit more back on our return? I need every penny I can get!

there are very few refundable credits and the have to do with having children. a loss on a home is just another itemization for owing LESS tax, not recieving more money.

you SHOULD have got a paper that explains the amount your refund will be and all the fees and such that were taken out of it. and a sheet that states what all your return contained. I couldnt print you out an itemized reciept either but i could tell you what was charged for each form.

If you received everything back then there is nothing more to get back.

Your fee is definitely in the ballpark for that complex of a return but most preparers that I know do not provide an itemized list.

Ask to speak to the Office Manager at H & R Block. I guess you are looking for a complete breakdown on the prep fee such as the cost for each form that was completed. Again the Office Manager could possibility help you. If you are still not satisfied then contact the District Manager. Usually most managers will go out of their way to keep their clients out of trouble and to ensure that every legal deduction is taken properly. The information that you gave in your question indicates to me that you had all of your questions not answered to your satisfaction. Good Luck

If you hired a management company for your rental property and do not actively manage the property, you would not be able to take the loss on the rental during 2007. The fees would be part of the loss and you would have a form 8582 (passive activity loss) to carry the loss forward to 2008.

Active participation is a less stringent requirement than material participation (see Material Participation on page 4). You may be treated as actively participating if, for example, you participated in making management decisions or arranged for others to provide services (such as repairs) in a significant and bona fide sense. Management decisions that may count as active participation include:

Approving new tenants,

Deciding on rental terms,

Approving capital or repair expenditures, and

Other similar decisions.

If you do not meet this definition, you weren't allowed to take the loss this year and would need to amend.

H&R Block is NOT a professional tax service. In the future, please hire a CPA. From the looks of what you paid, it may have even been around the same price, if not a bit cheaper.

Those manangement fees and acquisition fees should have been included as a business expense. Depending upon the amount, it could flux your refund. However, you did say that you are getting all of your taxes paid back. This could be a loss that you many have to carryforward to next year, if you are managing the property yourself.

Long story short, since you are receiving all taxes back this year, you shouldn't have any problems. In the future, especially when you start talking about carrying over losses, you need to get yourself a real tax professional.

You can go back and ask for one, as long as you can prove who you are. They may try to say you already got one and fee you, though.

You should have gone to a CPA. I would never ever go to H&R Block or any other tax service like that. They usually just train people off the street.

Is it worth having your taxes refiled and going to a CPA? Will they give you a refund if a CPA says that how they did the tax return is wrong.
