I recently started renting a property out and the income does not cover my personal allowance and I have no other income. I have never filled in a tax return before and would have to pay an accountant to help me but I do not understand why I need the added expense of accountant fees when I am not earning more than my personal allowance. I will start paying tax the following year when the income will be higher than my personal allowance so can I skip this year and fill in a tax return for the following year ? |

Make an appointment with your local tax enquiry centre, and you will receive help - free, although staff cannot do the return for you. You don't need an accountant if your earnings are less than the personal allowance, and probably not in future years, unless you want to claim a lot of expenses.
It is all to do with the type of income involved, not whether there is any tax liability. |

Never ignore any communications from the Inland Revenue. You do not require an accountant to fill in your tax return. The tax people will help you at no charge. Something or someone has alerted the I.R. to a change in your circumstances. They have a very helpful website and you may find that you are not liable for tax this year. |

You do not need an accountant. The tax return has notes with it to help you fill it in. If you have an income then you must complete the return. The allowance you will get will be used to fix your tax payments at any time in the coming year. Do not forget to add in any expenses relating to the rental property, such as decorating and general maintenance as this will be added to your personal allowance.
The tax people need you to fill in the return so that they then have a tab on you for the future. If you do not fill it in and send it off there will be a fine to pay so you will pay a little tax in this way if you do not send it in. |

Tax returns are submitted at the end of a business year.
So, for example, if your business began some time between January 1st 2008 and December 31st 2008 your '2009' Tax return will be required to indicate income and expenses for the business conducted during the calendar year 2008 - Try the page I have indicated with link below... |

If a tax return (or a notice to complete one) has been issued then you must file a return. Since you have missed the October deadline then you must file online.
Make sure you register as soon as possible as you have to receive an authorisation code through the post so don't delay.
If the rental income is below the personal allowance then you should not need to use an accountant. Just enter the rent received and any associated expenses and that's it. All done. |

Go to taxact.com. It's a heck of a lot cheaper than an accountant, and they know all the tricks to getting a refund. (you may qualify)
Just follow each prompt- it's very easy.
Oops..this is probably only good advice in the USA. |
