It all depends on your circumstances. Mortgage repayments is made up of two components:
Mortgage Interest
Capital Repayment.
Mortgage interest is deductible from your rental income but the amount that is deductible is limited to the rental proportion of your property. So if you are also living in the same property, then interest element for your usage IS NOT deductible.
Also, you may be eligible to claim RENT a ROOM Allowance where income of £4,250 will be completely tax free and any excess will be taxable.

You can only claim the interest paid on the mortgage against the rental income, so you could be in a position where your actual mortgage payments exceed the rents received.
Make sure you are claiming for all the other outgoings in respect of the property, eg insurance and repairs. If the property is let furnished, dont forget the 10% wear and tear allowance. |
